Deposit Required and Cancellation
Policy
Due to the unique nature of the bed and breakfast
lodging business, our deposit policy differs from a
typical hotel/motel as follows:
A deposit equal to 1/2 of your stay is required to
guarantee your reservation. Your credit card will be
charged for 1/2 of your stay when:

Reservation is cancelled
five working days or less prior to reserved
date. We will work hard to re-rent the room(s)
for the same night(s). If we are able to re-rent
your room(s) during the same night(s), we will
credit your card for the same amount as the
deposit less a $35 handling fee.

No-show's and
cancellations made 72-hours or less before the
reserved date will be charged for the entire
stay, including taxes and any extras requested
(dinners, flowers, etc.).
What is a
"No-Show"?
A "No-Show" is a reservation you don't show up for
and/or don't call to cancel within 72-hours of the
reservation date. In this instance, your credit card
will be charged for the entire stay, including
taxes.
May I Send You a Check for My
Deposit?
Rooms need to be guaranteed with a credit card. You
may send a check to pre-pay for the entire stay, but
we still require a credit card number to hold the
reservation.
Which Credit Cards Do You Accept?
We accept MasterCard, Visa, Discover, and American
Express cards. We also accept debit cards.
What Time is Check-In?
Check-in is at 3:00 p.m..
May I Check-In After 3:00 p.m.?
We request that if at all possible, you check-in at
3:00 p.m.. Check-ins after 3:00 p.m. will be assessed a
late check-in fee of $25.00 per hour or any fraction
thereof. Early check-in may be arranged and you will
be billed $25.00 per hour for each hour prior to
3:00 or any fraction thereof.
What Time is Checkout?
Checkout is at 11:00 a.m.. Late checkout may be
arranged with a late checkout fee of $75 up to 2
p.m..
Do You Offer Daily Housekeeping
Services?
Housekeeping is provided on a daily basis every
morning during the breakfast meal. Please make every
effort to provide access to our housekeeping staff
during this time period.
What is Your Policy Concerning
Young Children?
Although we love little ones and children, we cater
to couples only and the business traveler. We want
every guest to fully enjoy the ambience and romantic
atmosphere provided at Oak-Rose.
What is Your Policy Pertaining to
Damages?
We certainly hope that we never have to address this
issue. Our home is furnished with our lifetime
collection of crystal, china, silver and fine
antiques. Our guests are here to enjoy these items,
not to harm them. Our damage policy centers around
whether or not the damage is "avoidable and/or
purposeful." We expect there to be normal wear and
tear -- aside from that, we anticipate that our
guests will 'leave it as they found it' or arrange
with us to have it repaired to its original state or
replace the item.
What is Your Smoking Policy?
To make all guests comfortable we do not allow
smoking inside the Inn. Ashtrays are provided and
there are sitting areas on the patio and throughout
the gardens for smoking and tobacco use. There is a
$100 fee/room/day for smoking inside the Inn.
May We Eat in Our Room?
Other than special dinners or breakfasts that we
have pre-arranged to serve you in your room, we ask
that you eat all meals in the dining room or the
areas that meals are served in. Dry snacks are
provided to our guests and are allowed in the rooms.
We do not allow ice coolers, warmers, or electric
coffee pots in the rooms except where they are
provided by us.
Rates
Please note that our upstairs rates vary slightly
from our downstairs rates. There is no up-charge for
peak period or holiday stays, though minimum stays
may be required during those periods.
The Rose Room is a beautifully decorated upstairs
large suite boasting a heavenly king size bed. The
décor is roses, roses, roses with complimentary
adjoining private bath and changing room.
$99.95 each night’s stay plus taxes, double
occupancy.
Upstairs you will also be delighted to find our
Cabin Fever suite. Decorated with real mounts of
deer and fish and hunting collectibles it is sure to
please those who like the rustic outdoors. Picture
you sleeping amid this forest on a luxury king sized
brass bed. A large full private bath accompanies
this room.
$99.95 each night’s stay plus taxes, double
occupancy.
On the main floor we offer The Lions Den. This extra
large room features separate sitting room, private
full bath, and a large four columned king size bed
with iron canopy.
$125.00 per each night’s stay plus taxes, double
occupancy.
The Oak-Rose Bridal Suite, our most sought after
suite is also on the main floor. Beautiful brides to
be and those celebrating anniversaries really feel
special in this grand room that features a beautiful
carved mahogany king sized canopy bed, cozy sitting
area, separate powder room and an extra large full
bath with separate shower and Jacuzzi tub set just
below a 5x6 foot stained window. The suite is
decorated in roses and lace.
$125.00 per each night’s stay plus taxes, double
occupancy.
